účastníků – prodávajících, kupujících, realitních kanceláří
a makléřů. Zatímco prodávající zažívají boom a přibývá
tzv. samoprodejců, zájemci o koupi zoufale sledují mizející
příležitosti a narůstá i řada zklamaných prodávajících, kteří
si při prodeji leccos nepohlídali a teď sami čelí reklamacím
ze strany nových vlastníků. Zajímavě kontroverzní téma
jsou také aukce – prodávající je často vítají jako možnost
„vyšroubovat“ cenu, což naopak nelibě nesou kupující.
Málokdo se na aukce dívá jako na nástroj k rychlému zjištění „férové“ ceny tam, kde není k dispozici cenové srovnání. Z důvodu nejistoty v cenách a spokojenosti jen určité
skupiny účastníků trhu vnímáme současný realitní trh v ČR
jako nevyvážený.
Žaneta: Současný realitní trh je také velmi konkurenční
z pohledu realitních zprostředkovatelů. Vloni sice nabyl
účinnosti realitní zákon, který ukládá makléřům dodržovat
určité podmínky. Nicméně pro klienty je velmi těžké rozlišit, kdo je splňuje. STING je ale tímto o krok vpřed: nechceme být pouze školeni, chceme rovnou školit, jak se reality dělají správně. Proto pořádáme vlastní realitní zkoušky
akreditované Ministerstvem pro místní rozvoj. Odbornost
a kvalita našich makléřů, a tedy spokojenost klientů, jsou
pro nás vždy na prvním místě.

25 Years on the Real Estate Market
The STING real estate and investment group is a purely Czech group of companies owned by
Martin Zaremba. The group has been operating in the real estate market under the common brand
STING since 1997. Next year, STING will celebrate its quarter century, during which it has grown into
a stable and economically-strong player on the real estate market. Mr Zaremba has two women in
the management of the group—Executive director Taťána Cieslarová and Operations director žaneta
Výtisková. Both directors provided us with answers to questions related to the real estate market.
The STING real estate agency is one of the leaders in
the real estate market. What does society represent
today and what is its future?
Taťána: Twenty-five years of existence on the real estate
market already proves something about STING‘s position.
Today, STING is a group of companies that provide all
housing-related services under one Czech owner. We
can find buyers, sell at auctions or secure money before
selling. We also buy ourselves or lend money against
a pledge so that clients can borrow and stay in their own
home. We have a network of luxury apartments for shortterm accommodation and a wide portfolio of real estate
for long-term rentals. We are strong in terms of capital; we
like to invest in improving and building nice places. Our
future lies in growth, stability and a focus on services with
higher added value.
Žaneta: STING is on the same foundations as it was
in the past, and as it is now—on people. In the close
management of our group, we connect the business
directly with the personal and marketing areas, so that
we can respond to the needs of clients and brokers from
all angles. At STING, we share common values, which
include honesty, diligence and good client service. We
are a purely Czech group and our values are expressed
in Czech proverbs. We know that there are no cakes
without work, and with each other we can do much
more than individuals can.
In real estate, the broker is a key person. Are there
enough suitable people in the region for this position?
Taťána: STING‘s headquarters are in Třinec, which is
why most of our branches are located in the MS Region.
During our time we have managed to bring up a lot of
successful brokers who have been living with real estate
for many years. By education, I mean a set of very
sophisticated adaptation programs that newcomers
complete during their first year. In conjunction with the

ongoing management of the branch manager at STING,
every suitable candidate will succeed. So the question is
‚suitability‘—we perceive it more as an interest in working
on ourselves, learning, overcoming obstacles and not
being discouraged. We usually find such people among
experienced people who want to change their longstanding image after years at work, get among people
and try something new.
Žaneta: Throughout the STING group, we are in close
contact with all co-workers, including those who join
us. We recruit and train newcomers very consistently
and intensively. Nevertheless, I must admit that we are
currently addressing the lack of suitable candidates.
Actually, there are many applicants. In the past, people
outside the field, such as chefs, drivers, etc., applied to
us. Now we are happy if at least one person responds
to our advertisement. According to current data, current
corporate demand for new employees is breaking
historical records. People—although they are attracted
by real estate, are afraid to change jobs in the current
uncertain times, which is exacerbated by brokers working
as self-employed people. However, our intermediaries
do not perceive this way of cooperation as a drawback.
They know that they have the support and background in
a strong company.
You are the first real estate agency in the Czech
Republic with its own Real Estate Fund, which is under
the supervision of the CNB. What led you to this?
Taťána: The main goal of the foundation was almost
twelve years ago which gave us, in addition to economic
benefits, the opportunity to act as a direct buyer when
buying residential real estate. The fund‘s articles of
association also allow us to collect money from investors,
but we choose carefully. We are very consistent in the
transparency and fulfillment of the conditions of the
CNB‘s supervision, which allows us to negotiate with
