Another point of interest might be that the eastern fringe

of the land houses a functional railway siding, which gives

it the potential to be connected to preexisting railway

systems. We also lean on using technological water as

a factor in sustainable development. All structures will be

certified with the international BREEAM assessment.

Do you have an idea of what types of businesses and

companies could best use the P3 Park?

The park’s focus will be diverse--from light production

through logistics to retail or office spaces. The accessibility

of the center is suitable for e-commerce and city logistics,

but is also interesting for potential employees, which plays

into the hands of production companies. A good highway

connection, on the other hand, is also convenient for

the so-called 3PL logistics. The park’s accessibility to the

public also makes it very convenient to pick-up parcel

shops and showrooms. I am assured that this colorful

mix of opportunities will drive many local and foreign

companies to the area, and will provide many diverse job

prospects.

Did you adhere to the area’s urbanistic structure when

designing the P3 Park and, if so, how do you expand

upon it?

Making the park a lively part of the city has been our

goal from the start, and that is why we had multiple

architectural studies made. In the end, the one

produced by the Ostrava city architect David Kotek,

from Projektstudio, emerged the winner. He had

previously taken part in designing the check-in hall

of the Mošnov Airport and designed, for example,

the second phase of Nová Karolina. I am therefore

convinced that his work ensures that the P3 Park will

urbanistically respect its surrounding structures. The

proposal also tries to maintain as many industrialistic

details, while using green facades and sustainable

materials, which we really liked.

The interior of the park will also be embellished with

new backbone communications, which will connect to

Rudná and Místecká with separate entrances and exits.

The park’s inner arrangement will also be conceptually

linked with the street organization of the local urban

development with a reference to the conception of

DOC by Ing. Arch. Josef Pleskot.
