Project T6 in Ostrava Will Connect Science, Research and Business

In 2024, CTP Invest purchased land in the Ostrava Technology Park in Pustkovec from the city.
The company is now working on planning permission, with construcon scheduled to begin
in the rst quarter of 2026. The rst tenants could move in at the beginning of 2028.
Project T6 will oer oces, laboratories and apartments for companies, start-ups
and the academic community. Petra Pivovarová and Vojtěch Peřka from CTP explain
what will make Project T6 exceponal.
Who is the building designed for?
T6 is unique in its multifunctional concept, combining
office and laboratory space with residential units
and services. It primarily targets companies focused
on R&D, technology, IT, AI, and the healthcare industry.
It also offers an opportunity for businesses already
operating within the park to relocate into new, modern
premises. At this stage, spaces can still be tailored
to tenants’ specific requirements. Start-ups and young
innovative companies will also be welcomed.
What role do MSIC and Technical University
of Ostrava play in the project?
MSIC supports entrepreneurship and innovation.
It brings together companies, researchers and public
institutions, and hosts conferences. The university
connects students with the park, providing internships
and practical project experience. This will create
an environment where business, academia, and the
public sector meet. The proximity of the IT4Innovations
supercomputing centre is also a key asset.
How will T6 distinguish itself from other buildings?
From the outset, it has been designed with
sustainability, energy efficiency and usage of modern
technology in mind. We aim for the highest BREEAM
certification level – Outstanding. Planned features
include the use of recycled materials, grey water
systems, and renewable energy sources including
photovoltaics. The building will feature green roofs
and terraces, parking for 150 bicycles, direct access
to a cycle path, EV chargers, and underground garages.
In total, it will offer 19,000 sq m of office and laboratory
space and 34 apartments, amounting to approximately
30,000 sq m overall.
The building also includes apartments.
Who will they serve?
The rental apartments will be fully furnished,
overlooking greenery. Available both to companies
and to private tenants, they are suitable for employees,
students, and visiting professors. This concept follows
our successful DOMEQ project in Brno.
Isn’t it challenging to combine science, business,
and housing in a single building?
On the contrary, we see it as an opportunity. T6 will
house Clubco co-working with shared offices, a gym
and café. From a technical standpoint, the design
offers higher ceilings, reinforced floors, a freight lift
capable of carrying a car, and space for prototyping
workshops. The project blends science, business,
housing, and work into a vibrant 24/7 community.
What other projects are you preparing?
We are currently developing around 400,000 sq m
of new space across the Czech Republic. In Ostrava,
we are completing CTPark Ostrava Hrušov
and revitalising other brownfields – CTPark Ostrava
Kunčičky and CTPark Ostrava II. Since Tietoevry’s
departure we have been steadily leasing IQ Ostrava,
which is now 70% occupied, and also houses our
Clubco co-working space. In Brno, we are developing
interesting projects for technology companies
such as Inventec or Hitachi, while in Pilsen we are
transforming former military barracks into a modern
business hub.
How would you describe your presence in Ostrava?
Since 2003, we have been active in Ostrava, attracting
investors during a time of high unemployment. Our
clients have since created over 15,000 jobs in the
region. Ostrava is a location we are truly proud of.
We take long-term care of our properties, never sell
them, and actively seek new tenants. Beyond logistics,
we also develop facilities for highly specialised
production. We work closely with the city and support
culture, sport, sustainability projects, and charities.
The CTP Ostrava team consists of local professionals
who act in the best interest of the region, because this
is where we live and work.
